Have you ever been faced with a development-related conundrum and felt like your back was against a wall?
This happened recently to one of my clients. And to be frank, this happens all the time because there are no easy sites left…
To make a long story short, there are some servicing issues with their property. They needed access to a neighboring property’s parking area in order to unlock the full value of their project.
So they immediately jumped to the conclusion—they needed to write the neighbor a big fat cheque and make their problem go away.
Now, I’m not talking about small numbers here. In their estimation, this cheque would have increased their project budget by seven figures.
They were gung ho to keep their project moving, and saw the only solution as “throw money at the problem”.
Fortunately, this type of situation is exactly where my expertise is best utilized.
They were incredibly surprised and grateful when I suggested they take a step back, see the bigger picture, and take a different approach.
I was able to work with the neighbors, understand what they actually needed out of the arrangement (hint: it wasn’t a million-dollar buyout), and come up with a mutually beneficial solution that left everyone feeling good about the relationship.
My clients saved a huge amount of money. Everyone got what they needed. And the project easefully moved forward on schedule.
The point? If you’re feeling frustrated by your approvals or development process, trying to rush and shove your project forward might not be the best option.
In fact, over the years, I’ve found a more feminine approach rooted in listening, communication, and understanding different parties’ perspectives is wildly successful.
If you could use a liaison like this for your project—someone who understands development, government, community collaboration, and who knows how to ‘speak the language’ of all parties involved…
…I have just a few spots open to support new clients through the rest of this year. And I would love to help you find the creative solutions you need to get your project across the finish line.
Whether you need help accessing capital, navigating complex relationships, aligning with environmental policies, or something else entirely—I’m here to help you get to the root of the problem and get on the fastest possible path forward.
Talk soon,
Tegan
